So I then plugged in the optical cable from my xbox directly into the sound bar. I figured it minimizes the distance for the audio to travel.

Instead of getting passed from the HDMI, to the optical, to the soundbar; now it just goes from the xbox down optical to the soundbar. This improved the situation immensely but it did not solve the problem. The xbox sound settings are: HDMI audio: off.

Optical audio: bitstream out. Now open the Xbox companion app and check how it works. On page 10 it tells you how to access "Audio Sync".
